A high profile site with development approval for freestanding townhouses in the rapidly growing north western Sydney suburb of Baulkham Hills has been sold by Ray White Commercial NSW for $9.6 million.
The approximately 9,880 sqm property at 91 Windsor Road, Baulkham Hills, was sold to a Parramatta developer by Scott Timbrell and Jeff Moxham of Ray White Commercial NSW on behalf of a local Chinese development company – Apex Properties Pty Ltd.
Mr Timbrell said the site has since been approved for 26 freestanding Torrens title townhouses.
“This site is strategically located directly opposite Castle Hill Country Club and is zoned medium residential,” he said.
“Baulkham Hills is currently undergoing a major gentrification process in line with the NSW government investing high levels of infrastructure in the area.”
Mr Moxham said the purchaser of the site had obtained approval for development plans which consist of 18 x 4 bedroom and 8 x 3 bedroom townhouses.
“The townhouses range in internal size from approximately 168 sqm to 191 sqm with land areas of approximately 280 sqm to 320 sqm,” he said.
Baulkham Hills is approximately 31km north-west of the Sydney CBD with the M2 Hills Motorway the fastest road link to the city centre.
