Heritage office conversion The Woolstores released in Alexandria

The Woolstores Alexandria estate has been released offering the opportunity for lease of prime commercial space in South Sydney’s iconic woolsheds, originally built in the 1940s.

Comprising three heritage woolsheds converted into 10,000sqm of creative office space, The Woolstores Alexandria is one South Sydney’s most recent large-scale commercial developments.

Developed by property group Trumen Corp and marketed by CBRE and Knight Frank, the development will see tenancies ranging from 310sqm in size, with rental rates set at $425sqm gross.

The $65 million development will include nine industrial units, 60 storage units and a childcare facility; 6,400sqm of adaptive re-use creative office spaces and a café.

Knight Frank’s Brooke Railton said the development has leant away from the traditional workplace and offers responsive and flexible working spaces.

“A large proportion of tenants are seeking a creative, inspirational working environment similar to what would traditionally be found in the city fringe,” Ms Railton said.

CBRE agent Olivia Skinner said the boutique estate offers rare commercial spaces and will appeal to a cross section of creative industries.

“We expect the development to attract tenants from a mix of creative industries such as fashion, media, design companies and the hugely growing e-commerce industry", said Ms Skinner.

“The Woolstores Alexandria is truly a unique commercial development, offering high quality and creative office accommodation in one of Sydney’s fastest growing commercial hubs,
Construction commenced in August with only four of the nine industrial units still available.
