LaSalle Investment Management has lodged a development application for a $500million mixed-use redevelopment on top of the Fortitude Valley railway station.
The proposed development involves the construction of a 30-storey mixed use development with 270 apartments, comprising a podium and tower form with retail uses in the lower levels and multiple dwelling units in the tower. At podium level 1 a total of 380 sqm is proposed to accommodate a mix of retail activities including shops, restaurants and a hotel forming part of the broader "Valley Metro" site, which is intended for progressive redevelopment.

190 carparks are included for the unit mix comprising one, two and three-bedroom apartments. A rooftop terrace of 310m2 is provided on the rooftop (Level 30) of the tower, providing communal recreational facilities for residents. A total of 190 car parking spaces are proposed within a seven (7) level podium, accessed via Alfred Street. Associated elements and works within the development parcel include service vehicle access to the development, pedestrian connectivity from the podium and tower extent to the Valley Metro retail centre and Fortitude Valley rail station, and changed servicing arrangements to the existing Valley Metro centre.
The proposed redevelopment particularly relates to the western part of the site on Alfred Street, identified as the “podium and tower extent” with the site located at 100-108 Alfred Street, 36-52 Alfred Street and 234 Brunswick Street, Fortitude Valley.
The site is located in the centre of Fortitude Valley, on land adjoining Alfred Street, Constance Street, Brunswick Street, Alden Street and Overells Lane.
Documents state the development is intricately linked to and integrated with the broader Valley Metro site, and the application is therefore relevant to and made over the whole site. The site area, podium and tower extent and development parcel are demonstrated in the plans.
