Accord Property is planning a lowrise hotel with 120-rooms on a livestock paddock near one of South Australia’s most popular walking trails.
Plans for the three-storey building plus a bistro dining area were filed for a portion of the paddock on the way to the Mount Barker summit at 351 Bald Hills Road.
The property developer and fund manager that was founded in Adelaide is returning to its roots with the proposal that would add to its $850 million-plus portfolio.
The Ekistics planning report said the proposed tourist accommodation formed part of a masterplanned development.
“The Summit Precinct is envisioned to become a leading regional masterplanned recreation, leisure, sport and entertainment precinct,” the report said.
“It comprises four allotments with a combined area in the order of 51ha that adjoins an additional 65ha of sports and leisure assets including Laratinga Wetlands, to the north-west across Bald Hills Road, and Aston Hills Golf Course, to the immediate west.”
Studio Nine Architects has designed the scheme for The Summit Hotel that went on exhibition with PlanSA at the end of last month.
The sports ovals and clubrooms have been completed and an aquatic centre development is under way, according to the planning report.
Mount Barker was “one of the fastest-growing areas in South Australia” and its population was expected to grow from 80,501 in 2021 to 108,291 by 2041, the report said.
Property and investment group Jinding is among developers working in the residential space at Mount Barker.
In October it bought a 22ha site at 20 Bradfield Lane and is planning 350 lots and parklands with an estimated end value of $110 million.
Meanwhile, Accord continues to work across its diverse portfolio, completing student accommodation at Kensington, Sydney, in September with Decode Group.
And in Perth, the developer won approval last year to add 10 beds to a student tower at Wellington Street, bringing the project to 540-beds across 18 levels.
