Hotel, Apartment Dual Towers Greenlit for Adelaide CBD

Adelaide Arcadia Hotel EDM

A 29-storey dual-tower hotel and apartment development has been approved for a gateway site in central Adelaide. 

The project, by South Australia’s Auriga Investment, was conditionally given the go-ahead at a State Commission Assessment Panel this month. 

Auriga had proposed a 242-key Arcadia hotel for the site at 299-311 Pirie Street that also includes residential apartments with shared amenities.

There will be a reception area, bar and restaurant on the ground floor, and meeting rooms and a restaurant on a mezzanine level. 

The hotel will be in the western tower, with rooms from level five up, and includes eight “super deluxe” suites. 

The eastern residential tower will comprise 89 apartments in a mix of studios, two and three-bedrooms plus nine penthouses.

Amenities on level five will be shared by hotel guests and apartment residents, and include a spa, gym and outdoor bar and pool.

The approved plans are a slight downsize from initial plans lodged in September of 2024, which comprised 258 hotel rooms and 95 apartments. 

The 1569sq m site was used as a Red Cross blood donor centre until 2021, when it was acquired by 299 Pirie Pty Ltd. Auriga Investment bought the site last year.

All site infrastructure was demolished in 2022.

Pirie Street, a “key connection” to the eastern suburbs, “has historically been known for office buildings and hotels”, according to a development report by Ekistics. 

However, the area is emerging as “a dynamic mixed-use residential precinct” with a number of residential apartment buildings completed or under construction. 

The proposal will deliver “an active and vibrant frontage to Pirie Street and will substantially increase nighttime activation within the immediate locality”.

Auriga’s development site is 270m from Wee Hur’s proposed 18-storey student tower, which would sit above and adaptively reuse the historic Crown and Anchor Hotel. 

Auriga has delivered several projects in Adelaide, including The Central Adelaide apartments at 160 Grote Street, and the recently completed The Cullinan at 175-181 Waymouth Street, comprising apartments across 15 levels.
