Adelaide Dual Apartment, Hotel Towers Greenlit

Adelaide 22 storey EDM

Plans for a 22-level dual tower project by South Australia’s Auta Group in the heart of Adelaide have been approved.

The State Commission Assessment Panel this month greenlit the two-tower project above a five-storey podium at 108-112A Franklin Street.

The northern tower comprises 175 apartments and the southern tower will be home to a 246-key hotel.

Of the apartments, 60 will be of one bedroom, 107 of two bedrooms and 8 of three bedrooms.

The podium will include commercial and retail tenancies, a hotel business centre and associated restaurant, function rooms, and separate hotel and residential gym and saunas.

Sited in the Capital City Zone, the “vibrant, mixed-use” development also has 114 car parking spaces.

The application by Future Urban was filed in February of this year. The developer initially proposed a 29-storey mixed-use building comprising apartments, tourist accommodation, retail and offices.

But after referral advice by the Government Architect and the City of Adelaide, the developer downsized the project.

The proponent of the project is listed as 108 Franklin Pty Ltd, whose sole director is listed as Shaoxiong Guo. Developer Auta Group has the project listed on its website with an estimated completion date of 2027.

The 2112sq m site is in the centre of the Adelaide business district. Next to the site is an building of heritage significance; Federated Trading, formerly the Aerated Bread Factory, at 127-133 Waymouth Street.
