One of many large-scale applications near the Aerotropolis to transform big blocks of land at Bradfield has entered the NSW state significant planning process.
KK Capital Pty Ltd is planning 211 apartments, retail, 760 carparking spaces and two childcare facilities in the region, west of Sydney, according to online property monitor BCI.
The proposal would replace a single home on a 2ha site in the future Western Parkland City.
The entity is led by Jomon Varghese, Kiran Tippani and Konda Reddy Bhupesh Valipreddy.
Urbis prepared the scoping report ahead of submitting further documents for the $144-million project at 60 Kelvin Park Drive, Bradfield.
Designs are yet to be created for the recently rezoned mixed-use site that could house eight buildings up to 12 storeys and would be divided into two lots.
“The site is located within the Western Parkland City, which is expected to grow from 740,000 in 2016 to 1.1 million residents by 2036 and 1.5 million in 2056,” the Urbis report said.
“The vision for the Western Parkland City is a polycentric city harnessing the potential of the Western Sydney International Airport [WSA] and Aerotropolis, Liverpool, Greater Penrith and Campbelltown-Macarthur.
“The current state of the site, remaining as a singular residential property, is not in alignment with its zoning and development potential.
“The low-density land use will not maximise its contributions to the Aerotropolis Core precinct of the Aerotropolis and fail to deliver upon the broader objectives.”
In February, Taylor Smith Projects filed a scoping report to build a 401 apartment complex on a similar sized block at 26 Kelvin Park Drive, Bringelly.
This proposes four blocks with buildings from 8 to 16 storeys including a three level podium, supermarket and childcare centre.
The Western Sydney Aerotropolis is an 11,200ha area built around the new airport, which is set to open in 2026.
The Aerotropolis will be made up of 10 precincts, five of which have already been identified as part of Stage One.
Designs for the central park in Bradfield were revealed in June to be surrounded by 10,000 homes next to the new Metro station to open around the same time as the airport.
