Aland Plots 506-Apartment Central Coast Precinct

Developer Aland is plotting a NSW Central Coast mixed-use precinct on the site of a former roller-skating venue.

The prolific developer has announced its $600-million project in Gosford, a waterfront city north of Sydney. 

Aland is no stranger to the Central Coast, having already launched its $375 million, 327-unit and 130-room hotel Archibald project there. 

Archibald, which Aland claims will “change the image and fortunes of Gosford,” topped out earlier this year.

The latest project, called Amalfi, will feature 506 apartments and 9530sq m of retail space, according to a statement from the developer. 

The site at 50-70 Mann Street earmarked for the development was previously occupied by the Frogys roller-skating venue, which was demolished in 2017. 

The 8564sq m site with three street frontages was put on the market last year by former owner Mew Hong Kong Macau Australian Pty Ltd, which had already received DA approval for a similar project on the block in 2022.

The existing DA approval details 500 residential apartments, an 80-room hotel, a tavern, and a supermarket, cinema, restaurants and specialty stores.

Aland’s three-tower project will feature one, two and three-bedroom apartments and four-bedroom “sky homes” with a rooftop pool on one of the three towers.

The apartments will sit on top of a podium of retail including a supermarket and restaurants and cafes, although it appears Aland has removed the previous hotel component from its previous plans. 

Aland has identified Gosford as a high-growth area, earmarked for “significant” investment, including the $348 million Gosford Hospital redevelopment, and a University of Newcastle Gosford campus, as well as a $687 million plan by the council to create a new waterfront precinct.

According to JLL, which sold the Mann Street site this year, Gosford has experienced “tremendous” population growth, increasing 39 per cent since 2016, and is forecast to grow by 100,000 by 2041.

Aland has been keeping busy in NSW this year, taking on a former Toplace site in Castle Hill and another in Parramatta, and expanding another in Edmondson Park.
