Aliro Group, led by Charter Hall co-founder David Southon, has lodged its latest plans for a major industrial site in a South Sydney suburb.
Aliro originally planned to develop the former Toyota car group site at Caringbah into a mixed-use business park development with accommodation and pub venues.
However, it scrapped the masterplan, citing a lack of demand for office and commercial space, in June, 2023.
Instead, the developer now proposes to reuse some of the existing buildings on the site at 13 Endeavour Road and build a further eight new industrial buildings in a staged development.
It has applied to Sutherland Shire Council to deliver 38,0048sq m of gross floor area (GFA) across the new buildings, dubbed TripleTwoNine, which would have a mix of warehousing and distribution as well as light industrial, commercial and retail.
The existing two buildings that will be retained offer a collective 28,297sq m of space.
There will also be a commercial office, a cafe and a childcare centre on site, and provision of 563 carparking spaces.
Ethos Urban and architects Watson Young are designing the new complex of buildings, which the developer says will create 473 jobs and $79.7 million in annual recurring revenue.
The vision for the development is to create a “world-class environmentally sustainable estate focused on generating employment”, activating the site with research and development facilities, light industrial and retail spaces.
The estimated cost of the project is $148 million.
Until 2020, the site was owned and occupied by Toyota Motor Corporation Australia as a parts distribution facility as well as its operational headquarters.
By 2014, Toyota had declared its Caringbah operations redundant and listed the site for sale in 2019, when it was acquired by Aliro for an undisclosed sum.
