Developer Knightsbridge’s $62million-plus mixed-use development Anew Rockdale in Sydney’s south is set to revitalise and transform the area after reports of strong success at the project's VIP sales launch on August 20.
Over 30 per cent of Anew's 86 apartments were sold within the first hour and the project is expected to reach over 50 per cent within the week. The project is set across 11 storeys.
CBRE Director Colin Griffin said the morning was a great success resulting in sales across all product types including 1, 2 and 3 bedrooms, with two-bedroom apartments including car parking available for under $700,000.
"Buyers were really impressed with the design of the apartments - no matter which direction the apartment faced, all were designed to maximise natural light throughout. Buyers also saw the added benefit of the rooftop common area - all residents can take in the great city views and bay views on offer," he said.
Buyers were also drawn to the community feel of Rockdale.
"The diversity of cultures and the fantastic dining experiences. Rockdale is an undiscovered 'pocket' of Sydney with outstanding growth potential with established infrastructure, the train link to the City, short distance to Brighton le Sands beach walks, high performance schools and St George Hospital. Many of the buyers were local who can see the benefit of staying in the area and now appreciating it even more with a low maintenance lifestyle. Due to the price points, there is a great opportunity for First Home Buyers to enter the market so close to the city. Investors also see the growth potential of the area, the Local Council's activation of streets to create a village atmosphere - they are looking to invest now with the benefits of an astute purchase to come. We have 2 bedroom apartments with parking for under $700,000 ideal for first home buyers getting into the market. The 3 bedroom apartments sold very well also. There were no offshore buyers this morning - the take up was all local buyers made up of a good cross section of FHB's downsizers and investors.
"This morning's success highlights what a great opportunity investing in Rockdale is. There are great apartments still for sale so buyers should visit the display as soon as possible to view the apartments on offer. The display suite is on site (439 Princes Hwy, Rockdale) showcasing the kitchen and bathroom, all the floorplans and images," said Mr Griffin.
In tandem with the government’s regeneration of the Rockdale town centre, which includes a revitalised civic square, greater connectivity, extensive street scaping and shared spaces, Anew reinjects a village like atmosphere into Sydney’s urban spaces. Architects Abworks have created a dramatic contemporary building right in the heart of Rockdale, opposite the new Rockdale City Library.
Raising the bar in design innovation for the area, ANEW’s striking façade features a detailed, articulated base characterised by high-end features such as terracotta cladding, aluminium screening, louvres for privacy, deep balconies and large expanses of glass at its eastern street-front orientation. Two interconnecting, oversized lobbies, each with its own lift, give residents a sense of place and intimacy. Groundfloor retail spaces activate the building and create bustle and life. Potential uses include designer stores, restaurants or other amenities, while a third retail space off the public walkway to the northern side lends itself to a charming laneway café.
Residences comprise a selection of 1, 2 and 3 bedroom apartments, some with studios or media spaces. Designed for optimum light and privacy, many of the easterly-orientated apartments on the upper floors enjoy magical views over the peaceful waters of Botany Bay. ANEW is crowned by an expansive communal rooftop garden, providing a glorious vantage point and a wonderful environment for entertaining or relaxing outdoors. It encompasses a sheltered barbeque area and integrated seating on one side, with a sundeck and children’s play area on the other.
Construction will commence early 2017 with completion expected in early 2019.
