The balance of the Hundred Hills Estate in the northern NSW regional centre of Murwillumbah, is one of the development sites for sale being offered by Ray White Special Projects Qld’s Mark Creevey, Tony Williams and Matthew Fritzsche.
Mr Creevey said the balance of the Estate comprises a total land area of 12.58 hectares with potential for 105 urban lots, including development approval for 72 lots and potential for a further 33 lots.
“Murwillumbah is a thriving regional centre in the heart of the Tweed Shire, which is well-supported by a wide array of established commercial and community infrastructure and is strategically positioned 30 minutes south of the Gold Coast and 40 minutes north of Byron Bay,” Mr Williams said.
Mr Williams said “The Tweed Shire is a significant coastal region in Australia and has a history of steady population growth.”
“Over the last 15 years the Tweed Shire’s population has increased by more than 21 per cent with approximately 92,460 people currently calling the Tweed home.
Population projections indicate Tweeds’ population is expected to increase by 26.60 per cent over the next 20 years, reaching 125,953 people in 2036,” he said.
“In line with the population growth, demand for house and land in the Tweed is intensifying with sales volumes reaching their highest levels since 2007, increasing by 17.6 per cent over the last three years,” Mr Fritzsche said.
According to Ray White, the demand for new dwellings is driving the subsequent demand for development sites in the region as the property development sector responds for the changing state of the region.
Mr Fritzsche said, “This a tremendous opportunity to secure a shovel ready site within a quality estate. Approved subdivision development sites of this scale, in good locations and with this level of existing infrastructure are scarce. An incoming purchaser will have the ability start selling almost immediately, taking advantage of the strong demand for house and land in this corridor.”
The balance of the Estate will incorporate block sizes ranging from 476 sqm to 2,041 sqm, featuring views to Mount Warning and the Border Ranges.
