Australia’s Top 100 Rental Suburbs


New research reveals the top 100 areas across Australia where property investors could find higher rental returns and positively-geared investments.

Queensland suburbs dominate the top 100 list, home to 42 suburbs on the list, followed by 17 suburbs in NSW, 15 in South Australia, 15 in Victoria, 8 in Tasmania, and one each in Western Australia, Northern Territory and the Australian Capital Territory.

The Corelogic research found Blackwater, a country town in Queensland took the top spot with the typical house having a rental yield of 11.7 per cent and a median value of $122,165.

To meet the criteria, the data to July 2019 shows the suburbs selected for the Top Rental Performers Report have gross rental yields greater than 5 per cent, a vacancy rate of less than 3 per cent.

“This report delivers a starting point for investors when considering purchasing a rental property, and offers areas where finding a positively geared investment is more likely,” Corelogic research analyst Cameron Kusher said.

Propertyology head of research Simon Pressley notes that the resources sector recovery commenced a couple of years ago.

“Job growth and a general lift in confidence in locations across Australia, linked to natural resources are increasingly showing rental pressure,” Pressley told The Urban Developer.

“Many of the locations in the top 20 in the report are in this category,” Pressley said.

Median house values in the report ranged from $89,483 to $521,597 and for units between $133,205 and $395,577.

The research shows 63 suburbs where houses represent good rental opportunities and 37 suburbs where units offer the highest yields, while also demonstrating positive rental growth.

“But as with all investing, it's important you do your own research, including visiting the area, understanding local development and infrastructure plans, and assessing your own personal financial circumstances,” notes the report.

Suburbs are ranked by gross rental yield from highest to low.
