Bacchus Marsh Masterplanned Community Gathers Steam


After more than five years on the market, the masterplanned Stonehill estate at Bacchus Marsh west of Melbourne is undergoing a major renaissance thanks to a range of new infrastructure and amenity projects.

The master planned community includes 1,500 lots spread over 145-hectares and will eventually be home to more than 4,200 residents.

The project is being developed by a joint venture between listed Devine Limited and Ballarat-based The Gull Group.

The Gull Group's Stewart Gull said the project was receiving record levels of enquiry and strong conversion rates, with 15 sales recorded in February.

“With the maturity of the project we are seeing increasing sales and enquiry from all parts of the property market; and with some of Melbourne’s leading builders adding to the activity we expect this will only increase as construction continues,” Mr Gull said.


The project's backers are counting on continued strong sales on the back of plans for a new on/off ramp to the nearby Western Freeway announced recently.

The ramps will link Stonehill residents directly to the freeway, with construction of the Hallet’s Way connection road expected to start in mid-2016.

“The new freeway link is excellent news for residents, as it will make Stonehill only minutes from an express link to Melbourne,” Mr Gull said.

Plans are also well advanced on a $20 million neighbourhood shopping centre at Stonehill that is scheduled to commence construction later this year.

The shopping centre will have space for a major supermarket and specialty shops as well as community facilities including Maternal and Child Health Care facilities and public meeting rooms.

Catholic Education Melbourne has also confirmed that it will build a primary school on a 2.6 hectare site at Stonehill.  At full capacity, the school will cater for approximately 400 students from Prep to Grade 6. 

The school will open within the next five to six years.

“The inclusion of the new shopping precinct and Catholic school provides a real amenity injection into not only the Stonehill Community but the greater Bacchus Marsh area,” said Mr Gull.

“These new projects, together with the ramp links, will make Stonehill one of the most desirable communities in the western corridor.

“We are very excited about these new additions to the community, and it seems new home buyers are sharing in our excitement with enquiry and sales in the community lifting since the announcement,” he said.

With increasing demand Stonehill has made available a new release of land allotments with homesites ranging in size from 448sqm to 940sqm and priced from $149,000 to $221,000.

“Buyers don’t want to be limited in their options and our choice of homesites suits a diverse market including investors and downsizers and growing families,” said Mr Gull.   

“We have larger blocks up to 940sqm that are perfect for families who want space to kick a football around or build a shed, and low maintenance blocks for buyers who want to focus more on lifestyle and less on gardening.”

Located in vibrant Bacchus Marsh, residents have access to existing shopping facilities including the Woodgrove retail complex just 10 minutes away, which features major retailers like K Mart, Coles and Bunnings.

Residents can also enjoy a few holes at the Bacchus Marsh West Golf Course located directly opposite to the Stonehill community.

Transport access is convenient, with Stonehill just 1.4km from the Bacchus Marsh train station, with express trains to the city in just over 40 minutes.

The Stonehill sales office is located at 12 Cassinia Boulevard Maddingley at Bacchus Marsh and open Saturday to Wednesday 12pm - 5pm.
