Sydney developer and builder Bathla Group has lodged plans with the Liverpool City Council for a $215-million masterplanned development in the emerging suburb of Edmondson Park in the city’s south west.
The 4.2ha greenfield site at 164 Croatia Avenue is next to Landcom’s Edmondson Park Town Centre—a sprawling development comprising 45,000sq m of retail and commercial space, as well as 4000 homes being delivered by Frasers Property Australia and Dahua.
It will also be built alongside the Edmondson Park train station and a seven-storey commuter car park.
The development application replaces a previous scheme, designed by Tony Owen Partners for entity Super Star Holding Group, lodged early last year. Chinese-backed Super Star Holding Group originally purchased the site in two tranches in 2016 for a combined $24.5 million.
Bathla Group’s freshly lodged four-stage development will cover 3ha of the site with the remainder dedicated to green space.
The new Plus Architecture-designed scheme will comprise nine buildings ranging from four to nine storeys.
The developer plans to deliver 600 apartments with 94 apartments planned for the project’s first stage—at the south-western corner of the site.
One-bedroom apartments will be a minimum of 70sq m with 10sq m terraces and three-bedroom apartments will start from 95sq m with 12sq m terraces.
Each building will have eight apartments per floor and will feature a central courtyard and communal rooftop terraces.
The masterplanned community will have three levels of basement parking for 930 vehicles.
Edmondson Park, 42km south-west of the CBD, is part of Sydney’s “third city”—Bradfield, which is growing alongside the future second Sydney airport Badgerys Creek.
Like many south-west suburbs, Edmondson Park has historically been an industrial area but is being gentrified and developed to support more housing and commercial activity.
Last year, Frasers Property Australia opened the town square retail and dining component of the $1.5-billion Ed.Square mixed-use precinct. The town centre comprises around 40,000sq m of retail space with 45 tenants across two levels.
Frasers Property Australia is currently working to deliver 991 apartments and 893 townhouses, with completion earmarked for 2025.
Meanwhile, Urban Property Group is preparing plans for 600 homes at precinct nine—an amalgamated 5.1ha which was purchased earlier this year.
For Bathla Group, led by Bhart Bhushan, the proposal continues a run of sourcing, developing and constructing masterplanned communities in Sydney’s western suburbs in recent years.
Nearby, at 225 Croatia Avenue, Bathla Group has plans by Rothelowman before the council to build more than 200 apartments across six buildings.
