Bathla Group is planning to build 219 apartments across six buildings in western Sydney, lodging plans with Liverpool City Council.
The $63-million development would have eight built forms across the site including two shop-top buildings and a three-storey childcare facility for 93 children at 225 Croatia Avenue, Edmondson Park.
The medium-density development designed by Rothelowman architects shows three rows of four-storey buildings across the 2.1 hectare development.
There was also an extension to Hutton Road, swimming pools and landscaping, replacing the single large dwelling with a tennis court and a pool which was listed for sale in late 2019.
The area was rezoned in 2008 for a mixture of developments to cater for 8200 new homes and 25,000 residents, prompting a surge of residential development.
The Sydney-based developer has worked on a number of masterplanned communities including townhouses, house and land as well as apartments like this project planned for Edmondson Park.
“The development has been designed to be consistent with the character of development envisaged in the precinct,” the application said.
“The proposal achieves the intended outcomes of the Edmondson Park precinct plan and will allow for the subject site to be developed without fragmenting adjoining land that will remain capable of achieving a similar residential development in accordance with the precinct plan.”
Nearby at the Edmondson Square train station there was a hub of development activity is continuing around the new Ed.Square Town Centre.
This includes a 676 apartment application which also had a childcare centre and ground floor retail at 164-170 Croatia Avenue lodged in early 2021, still under assessment.
In December last year, Landcom sold five sites totally 51,634sq m to Urban Property Group through Colliers International with 605 dwellings.
The nearby Edmondson Park Service Centre also sold for around $23 million through JLL in the same month.
