A town that just secured its place in NSW tourism’s Hall of Fame is about to get its first major residential development in more than a decade, with locals leading the buyers.
The residential development comprising 117 home sites across 11ha at Berry, New South Wales, has received development approval after more than 10 years of planning and community consultation.
The Berry Lane estate at Hitchcocks Lane and Huntingdale Park Road is about 144km from Sydney’s CBD.
New Horizon Properties, which bought the site in January, 2023 will develop the project across five stages.
Development director Oliver Finch said the company had already sold 18 lots at an average price of $880,000.
The approved masterplan includes updates such as larger home sites in two stages, 250m of additional footpaths, and a revised laneway intersection connecting to the existing residential area along Hitchcocks Lane.
Lot sizes range from 360sq m to more than 1000 square metres.
The site, previously part of the Graham Park complex used by the University of Wollongong as an educational facility, is largely cleared and maintained as pasture.
It was rezoned from RU1 Primary Production to R2 Low Density Residential after approval by the NSW Land and Environment Court.
The development is 132km from Sydney Airport and near the beachs of the South Coast, while Wollongong is 63km away.
Construction is expected to being next year and land registration is anticipted for 2026.
Berry’s appeal was recently reinforced when it won the 2024 NSW Top Tourism Awards (Small Town Category) for the third consecutive year, earning ‘Hall of Fame’ status.
