Melbourne’s northern growth corridor is to gain a new retail destination as developer-builder Oreana begins construction of a $75-million shopping centre at Mickleham.
The Botanical Village Town Centre, at the intersection of Ellscott Boulevard and Brossard Road, will span 7415sq m and is scheduled to open in early 2026.
The development, to be anchored by a 3400sq m Coles supermarket, also comprises 25 specialty stores that include medical facilities, a gymnasium and food outlets.
Oreana managing director Tony Sass said the town centre had been “strategically designed to provide unmatched convenience, bringing together ... a state-of-the-art supermarket, early education facilities and specialty retail”.
According to Comac Retail Property Group’s leasing documents, the centre’s trade area retail expenditure is forecast to reach $619.8 million by 2041, with an annual growth rate of 8.1 per cent.
The main trade area population is expected to triple by 2041, characterised by young families and ethnic diversity.
Satterley general manager for Victoria and Queensland Jack Hoffmann said the development was a milestone for the Botanical Estate.
The town centre is to include an Aspire Early Learning and Kindergarten centre, adding to Oreana’s portfolio of integrated developments.
The village’s target demographic has an average age of 31.2 years, the majority being homeowners or mortgagors. Oreana said the project would respond to increasing demand in the rapidly expanding region.
The centre, 31km north of Melbourne’s CBD within the Hume City Council area, forms part of the Merrifield West PSP, which will eventually include 7024 homes.
The development is part of Oreana’s expanding presence in Melbourne’s growth corridors, with the group leveraging its integrated developer-builder model.
This approach has proven successful in its recently completed Kalkallo Town Centre development, which included a Woolworths supermarket, 30 retailers, office space and an early education centre.
The company has also begun work on a supermarket, gym, medical centre, shops, restaurants and childcare centre alongside 23 townhouses at Tarneit, the $18-million Farmgate Local shopping centre at Clyde and the $32-million Linfield Place shopping centre at Epping.
And the Melbourne-based company has secured four development sites with potential for more than 900 homes across Melbourne’s growth corridors.
