The vision for Oria Spring Hill is one step closer to becoming reality as Keylin releases the luxury modern Art Deco-style apartments to market in late October.
Hailed as a fresh and different development for Spring Hill, Oria is among the first new residential apartment projects that will transform the suburb into a thriving, inner-city community hub.
Oria Spring Hill is being brought to life by Keylin, a south-east Queensland developer that builds ‘beautiful places in iconic locations’, working with MAS Architecture Studio, Jackson Teece for interior design and Wild Studio on landscape design.
“It’s not like any other residential apartment building you’ll see in Brisbane; it’s going to be something new,” MAS Architecture Studio director Nick Symonds said.
“The building design has responded well to the Brisbane and Queensland lifestyle, connecting the inside and the outside: plenty of green, plenty of cross-ventilation and plenty of balconies that wrap around the apartments.”
In line with Spring Hill’s characteristic heritage architecture, Nick and his team worked with Keylin to design Oria to be a beacon of modern Art Deco for the 21st century.
“Spring Hill has a lot of Art Deco character housing and buildings and we used that as an inspiration for our design,” he said.
“The aim wasn’t to do a replica Art Deco building, but rather something that has an Art Deco influence.
“We’re talking a combination of modern materials and modern ideology and combining up-and-coming technologies with craftmanship as well.
“We use those Art Deco aspirations as our design guide.”
Oria’s residential building boasts 113 luxury apartments, with more than 50 per cent of them three- and four-bedroom apartments designed for families looking to take advantage of the area’s prime access to some of Queensland’s best schools and world-class health precincts.
Keylin managing director Louis Cheung said the market had been extremely receptive to Oria’s residential offerings as it meets a high demand for family-style living close to the city.
“It’s been exceptional in that there has been a lot of interest in our larger three- and four-bedroom products, simply because of the lack of choice that is available in the area,” Cheung said.
“Spring Hill is very attractive because of where it is and the site topography, being so high up on the hill.
“The level of luxury the product offers to the market is getting really good feedback from our customers.”
The interior design of the apartments echoes the modern Art Deco character through fine craftmanship and rich materiality while accommodating for quality family living.
“The interior design approach focuses on creating an essence of quality and luxury to nurture a sense of belonging and a feeling of home for all residents,” Jackson Teece head of interiors Kate Callanan said.
“The balance of a consistent language between the architecture, interiors and location has created an urban sanctuary from busy city life.”
Likewise, the landscape design by Wild Studio complements family-focussed living, integrating rich colours, bold geometries and decadent detail work with cool, lush sub-tropical gardens that will flourish into an urban forest.
“It’s important to design for families as well as individuals and couples, as we see more and more people shift towards higher density living and wanting to be closer to town,” Wild Studio managing director Andrew Green said.
“The Oria landscape is an extension of the traditional home with gardens where residents and friends can relax, and where people come together—all a short walk from Victoria Park.”
With demolition now complete, Keylin plan to break ground and begin construction in late 2021.
“All our focus is on construction and delivery, making sure that we can break ground with all the approvals in place because a lot of our buyers want to move in as soon as they can,” Cheung said.
“We’re all about performance—we will perform for our customers, so our development team is fully focussed to make sure we break ground as soon as we can and deliver an iconic development.”
