Ciaran Goodman’s Bronxx has submitted plans for a hotel project in the heart of Sydney’s CBD.
The 535.98sq m site at 311-315 Sussex Street in Sydney is earmarked for a 17-storey hotel project.
It will have 106 rooms and three basement levels, 17 storeys and a function centre, food and drink premises and recreational areas.
Five of the rooms will be disability accessible.
A total gross floor area of 5129sq m is proposed but it is more than the allowed gross floor area for the site’s size of 4823.82 square metres.
There will be four carparking spaces and a car lift and turntable and 38 bicycle parking spaces.
Level three will have a yoga studio or day spa while the function centre will be on level two with food and beverage tenancies on level one and the upper ground level.
Architecture firm IncluDesign designed the plans for the project.
ASIC records show that the client listed on the plans, Good Time Holdings NSW Pty Ltd, has Ciaran Goodman as its director with the same address as Bronxx’s office headquarters in Caringbah.
Council records have listed an estimated cost of $54.1 million to develop the project.
Corelogic property records show that the site was last sold in August 2014 for $18 million to a company listed as Guangsheng Australia Pty Ltd.
The vendor is listed as Kazacos Property and settlement occurred in October 2014.
Kazacos Property, was at the time, developing the Kaz Tower further down Sussex Street.
An expressions of interest campaign was also opened for the property in March 2022, which closed in July 2022.
At the time of acquiring the site, Guangsheng Australia was keen to develop a purpose-built student accommodation building on the site with 107 beds across 83 student apartments but also include several levels of residential apartments.
Developer Bronxx was unable to comment in time for publication.
Plans for hotel developments are common along Sussex Street with Malaysian company Mulpha filing plans for a $60-million, 18-storey, 279-room hotel project last year.
