Developer Brookfield Residential Properties has listed its 49.1-hectare quarry site at Keperra, in Brisbane's north-west.
The site, located at 1004 Samford Road and 469 Settlement Road, is largely cleared and vacant and is currently operating as a quarry.
Brookfield has controlled the Keperra site for over a decade completing $300 million-plus worth of subdivisions.
The developer now looks to take advantage of an extremely rare infill land holding within a suburb bursting with lifestyle amenity, health and education options.
A development application and concept plan, for a masterplanned community, prepared by RPS Group, received approval last October.
The approved application would allow up to 700 low-medium density and medium-density residential buildings built across five stages.
Approximately 65 per cent of the site is proposed to remain as open space, as bushland, landscaped parks, active recreation and conservation reserves.
The surrounding area has seen significant investment spending on projects such as the 6,000sq m expansion to the Everton Park North West Hospital, $770 million expansion of the Enoggera Barracks and the $355 million refurbishment of Westfield Chermside Shopping Centre.
Keperra Railway Station is located within 900m of the quarry site as well as adjoining connections to Samford Road and Settlement Road, which connect Keperra to the Bruce Highway and Gympie Arterial Road.
Colliers International’s Brendan Hogan and Adam Rubie are running an expressions of interest campaign which closes November 14.
