BtR Platforms, Lease-Ups, Capital Go Under Microscope

As Australia’s build-to-rent sector begins to formalise across capital, development and operations, a new session has been added to The Urban Developer’s Build-to-Rent Summit program to provide an on-the-ground perspective of how and where the sector is maturing.

Edward Quinn (pictured), principal at investment advisory firm Franklin St, will lead the session, Where and How We are Investing, Building and Leasing in BtR Today: An On-the-Ground Analysis of Capital, Development and Operations.

The presentation will unpack the current state of play in build-to-rent delivery—including who’s funding it, who’s building it and how projects are performing at lease-up—while also highlighting the rise of new investment structures and operating models.

Quinn will explore:

  • Capital flows and investor appetite: Local v foreign capital sources and emerging trends

  • Platforms and developers: How new players and structures are shaping the development landscape

  • Operations and leasing: Lessons from current lease-up campaigns and occupancy performance

  • The operator evolution: The rise of third-party operators and their growing role in asset performance and platform success

With a rising number of projects reaching completion and entering the operational phase, the session offers a timely lens on where the sector stands today—and what models are proving most resilient.
