Upsize for Burwood Station Plans Revealed

P&N Sleiman Group wants to up its Burwood plans to 40 storeys and add an affordable tower to its approved project between a Westfield and Sydney Metro station.

P&N Sleiman Group wants to lift its Burwood plans to 40 storeys and add an affordable tower to its approved project on a site between a Westfield and Sydney Metro station.

The private development and investment group, led by managing director Pierre Sleiman and head of construction Nabil Sleiman, is based at the project site in Sydney’s inner west. 

The Urban Link Architects-designed scheme builds on approved plans from 2019 and 2020 for 28-34 Victoria Street, and 17 and 21 George Street, Burwood and has an $80.7-million development cost.

The new plan could set a precedent for shoptop developments. Generally developments on such sites—the Burwood site is an irregular n-shape of 6601sq m site—are 20 storeys.

The new plans add 73 apartments to the tallest building, next to Westfield Burwood, increasing the number of apartment to 252 as well as adding more car parking and communal space on level three of the podium.

The smaller tower, at 17 George Street, would be 33-storeys with 53 apartments—nine storeys higher and with two more apartments than originally proposed.

At 21 George Street the site would be cleared for a 26-storey shoptop highrise with 75 affordable apartments and nine serviced apartments.

The planning report by Gyde said the Burwood Town Centre was an area undergoing growth and change.

“The proposed scheme will deliver an additional 150 dwellings, with the overall development comprising a total of 380 residential apartments,” the report said.

“The key objective of the proposed development is the delivery of housing, including much needed affordable housing and a mix of unit sizes to reflect the housing needs and demographics of the local area.”

P&N Sleiman Group’s first residential project was Victoria Towers next door to this development, which sold out in days. It has also developed The 8 at 8 Burwood Road and projects in Petersham and Five Dock.
