DeMartini Fletcher and Holm Developments' $76-millon project at Casuarina Beach has been approved.
The partners are now poised to get work under way on the four-storey, 47-unit residential project on a 4083sq m site at 5 Greens Parade, close to the beach and cafes.
The Pama Casuarina build-to-sell project will comprise two, three and four-bedroom apartments. The apartments feature a open-plan design with wraparound balconies.
DeMartini Fletcher managing director John De Martini said Plus Architect and Casuarina resident Danny Juric had designed the project. He said locals represented more than 70 per cent of sales in the project so far.
Apartments are priced from $995,000 for a 120sq m two-bedroom unit, up to $2.4 million for a 294sq m four-bedroom unit.
The project will have a resort-style pool, wet deck, outdoor barbecue areas and cabana lounge area.
Common areas will be powered by a rooftop solar system and owners will be able to opt in to access solar power for their apartments.
Holm Developments director Godfrey Esmonde said 30 vintage bicycles also would be provided for owners’ use.
“While we have designed a collection of supremely private residences, Pama also embraces a connection to community and a sense of belonging that Casuarina locals appreciate,” Esmonde said.
The two developers bought the land as Casuarina JV Pty Ltd for $8.69 million from The Trust Company in November 2021.
The masterplanned Casuarina Beach on the Tweed Coast has been tipped to become the next Byron Bay with the median house price racing to $2.1 million in 2021 and investors buying up property.
The site borders an area of medium-density residential development.
The site’s location gives DeMartini Fletcher and Holm an advantage given the Gold Coast Airport is being upgraded, the Pacific Highway’s $1-billion upgrade has started and the Tweed Hospital will open next year.
Construction for the project is now scheduled to start in the last quarter of 2022.
