Cbus Property’s coming mixed-use development in north-west Sydney, The Langston Epping, is offering prospective home buyers an unprecedented opportunity to purchase a one-bedroom residence with as little as a 5 per cent deposit and a $15,000 cash rebate.

With the addition of the NSW government’s $10,000 First Home Owner Grant, an unparalleled total of $25,000 in rebates is available to purchasers, according to Cbus.

Cbus said the Langston was responding to the needs of a new generation of environmentally conscious apartment-dwellers, who will be able to take advantage of the project’s location, just 100m from Epping train station, when it opens later this year.

Recognising a shift in buyer behaviour, Cbus Property, a leading Australian property developer and investor, and award-winning project architect Architectus have eliminated car parking from a selection of the project’s one-bedroom residences as many purchasers make the choice to forgo a car in favour of walking, cycling or catching public transport.

In this sense, The Langston, which when complete will feature 462 residences across three towers of 19, 24 and 29 storeys, is bringing meaning to connected suburban living, a Cbus spokesperson said, while fitting into the suburban vision of a transit-oriented development (TOD).

With the Sydney Metro and rail services providing frequent transport from Epping to the Sydney CBD in just 30 minutes for The Langston’s future residents, as well as most other parts of Sydney, the need for car ownership is minimal.

“We will also be including 12 GoGet car-sharing spaces at The Langston, allowing our future residents to easily access vehicles when they need them, while also ensuring The Langston contributes to reducing local parking demand and vehicle traffic, as well as harmful greenhouse gas emissions,” Cbus Property’s chief executive officer, Adrian Pozzo, said.

“And with easy access from Epping to the City of Parramatta’s cycling connection between Macquarie Park and Carlingford, we have also made more than 500 bicycle spaces available for our residents and visitors to the precinct.”

Pozzo said that the project had been designed to match the needs of modern residential apartment purchasers, with the vision directly derived from plans for the revitalisation of the Epping Town Centre into a more liveable and accessible precinct.

“The Langston will herald a new era for Epping and is set to be a major contributor to the improvement of public space that is planned as part of the new town centre, linking pedestrians from the station through to the eastern side of Epping,” he said.

“The project is significantly refurbishing the public domain, with an appealing blend of cafés, restaurants and retail tenancies to bring more visitors to the site and make The Langston a true ‘destination location’.”

The project’s mix of residential, retail, commercial and community uses, which open onto a highly engaging public domain and streetscape, mean it is perfectly suited to the modern apartment purchaser seeking a lifestyle that places everything at their fingertips.

The Langston will be home to a dynamic 2100sq m retail precinct, incorporating an assortment of shops and dining options on the doorstep.

The precinct’s 2750sq m public domain is also suited to a range of future activations, with suggested events including weekend food festivals, live music, markets, health and wellbeing days, outdoor cinemas, youth outreach programs, creative workshops and educational programs.

The Langston will also provide a range of amenity and leisure options for purchasers within the precinct, which have been added by Cbus Property and Architectus since the project’s launch in response to changing market conditions in the wake of the global Covid-19 pandemic.

“Without doubt, 2020 was a challenging year, and what we learned was that homebuyers in the residential high- and medium-density sectors are looking for an increased level of amenity in and around their homes,” Pozzo said.

As a result, The Langston now includes a pool deck, wellness hub and sky lounge and dining spaces.

Residents-only podium-level gardens, featuring barbecues, casual seating areas, play zones and open green spaces, offer additional on-site leisure and relaxation options.

In addition, study areas in some residences and shared co-working spaces provide options for residents to easily work from home.

“With many businesses adopting increasingly flexible working arrangements since last year, this ability to work comfortably from home has been an important outcome for our purchasers,” Pozzo said.

“Many of our residences have been constructed with handy study spaces that are designed to capture plenty of natural light, while being positioned close to the heart of the home.”
