Charter Hall Commences Construction of 333 George Street

3

Construction has commenced on Sydney CBD’s newest commercial and retail offering,

333 George Street.

Owned by Charter Hall’s Core Plus Office Fund (CPOF) and located on the corner of George Street and Martin Place, the new development will comprise 15 floors of commercial office space and three levels of highly sought-after retail space.

Designed by Andrew Cortese of intentionally renowned architectural firm

Grimshaw, 333 George Street offers a contemporary work environment with five levels of cascading rooftop terraces overlooking the CBD and highly-transparent floor to ceiling windows spanning the entire building.

“The intention of the design is to amplify the experience of being within this prime location in the city. The terraces and floor to ceiling windows will allow tenants to enjoy natural light, fresh air and views over the CBD, while internally, the boutique floorplates offer a flexible and efficient workspace.

“The design team responded to opportunities offered by the site geometry by creating a curved facade giving the building a three-dimensional form that changes substantially when viewed from different angles,” Mr Cortese said.

Mr Cortese believes the floorplates, averaging 1,000sqm, provide a unique offering compared to the larger floorplates of other buildings in the CBD.

“333 George Street suggests a different tenant response to the typical high-rise workplaces and gives a very different experience of the city,” Mr Cortese said.

Charter Hall Head of O & I Property Services, Chris Chapple said, “We have complete confidence in the unique design and the location, and we are excited about bringing this product to the market.

“Charter Hall believes 333 George Street offers a distinctive work environment unlike anything else in the CBD and an exceptional opportunity for a company to enhance its brand positioning and profile.

“This building is ready for a company that wants to make a confident statement about the future of their business. Its prime position offers an unrivalled opportunity to take ownership of this key corner location in a building they can be proud to put their name to."The commercial net lettable area is 12,453sqm over 15 levels, with average floor plates of approximately 1,000sqm.The retail space is 2,097sqm.

JLL and Cadigal Office Leasing have been appointed as commercial leasing agents with Knight Frank seeking tenants for the three retail floors.

This A-grade building is expected to be completed by March 2016 and is targeting a 5 Star Green Star Office Design and As Built rating and a 5-star NABERS Energy rating.
