A month after announcing an agreement with QSuper — who signed a pre-lease for 17,200sq m of commercial tenancy — Charter Hall have officially lodged a development application with the City of Brisbane for a second Brisbane Square Tower projected to cost $450 million.
Located at 266 George Street the proposed 36-storey development intends to provide 43,824sq m of commercial office space and increase the existing net outdoor open space on the site by 288 per cent.
The 7,334sq m Brisbane Square site is currently home to an open plaza and a 38-storey office tower, of which the ground and podium levels house the Brisbane City Council administrative offices and library. The exterior ground floor plaza, known as Reddacliff Place, accommodates bars, shops, food and drink outlets and the Jan Power farmer’s market.

None of the current buildings that occupy the Brisbane Square site are proposed to be demolished and the second tower, if approved, will sit directly in the middle of a major string of development which includes 300 George Street, the proposed No. 1 Brisbane and the Queens Wharf redevelopment.
Charter Hall, with consultation from architects Bligh Rayner and planners Urbis, were cautious to maintain the civic activity at ground level, and in doing so the project team devised a series of strategies that could potentially also result in an increase of 3,357sq m of outdoor open space on top of the existing site.
To achieve a retention of civic space at ground level, the architects have proposed a “suspended tower” and have utilised an elevated lobby with its access occupying a minimal amount of the ground floor plaza.
By moving many of the typical ground level functions to the podium level, it’s allowed the project team to not only retain the plaza space yet improve it for public use. This will potentially support current functions such as the Jan Power farmer’s markets, of which the application states it will allocate resources to providing improved facilities for.
In addition to the open ground floor amenity, the project will utilise a landscaped terrace above an existing podium fronting George Street and open landscaping on levels four, seven, eight, 12 and 21. The project also proposes two larger outdoor spaces with a 473sq m “high park” on level 17 and a 637sq m “sky park” on level 33.

In total the proposed project allocates 70 per cent of its overall site coverage as outdoor space.
The proposal also states that the tower aims to achieve a 6-Star Green rating. Sustainable design features include energy efficient LED lighting to office spaces and high performance vision panel IGU glazing.
Other features include intelligent lighting control systems, ambient light sensors, movement sensors in car parks and a building management and control system, which has the ability to monitor energy metering, utilities consumption and the overall building performance off-site via the internet.

The Brisbane Square development is proposed to be constructed in two stages. The first stage of the development will involve the basement, ground level and river-rise part of the new tower (Basement three - Level 16). This stage will incorporate 22,619sq m of the proposed commercial office space.
Stage two of the development will involve the construction of the sky-rise part of the tower (levels 17 - 36) and will offer the additional proposed 21,205sq m of commercial office space.
Pending approval the project is forecast for completion in the second half of 2020.
