South Australia’s planning commission has greenlit a duo of projects in its first meeting of the year, including Citify’s $200-million redevelopment of a heritage pub.
The State Commission Assessment Panel (SCAP) approved two proposals—a 15-storey apartment tower and Citify’s major redevelopment on the Adelaide gateway site.
Dubbed The Buckingham, Citify has been working to get the project over the line after being twice knocked back by SCAP.
The 10-storey apartment block will comprise 130 apartments and 56 short-stay apartments.
Fourteen split-level SoHo apartments, 20 affordable and 13 NDIS apartments are also included.
It is proposed for 1-9 Walkerville Terrace, Gilberton, about 3km north of the Adelaide CBD.
The project also includes such amenities as a pool, golf simulator, steam room, gym, wine room and private function room, and parking for 246 cars.
There will also be 1460sq m of restaurants across four ground-floor tenancies and 357sq m within the former Buckingham Arms hotel.
A heritage-listed element of the Buckingham Arms Hotel will be restored and reused as a hospitality business after extensive damage from a fire in November of last year.
“The retention and adaptive reuse of this building is central to our vision for the precinct; one that respects the heritage but also looks to the future,” Citify managing director Joel Wilkinson said in a statement.
The pub was built in the 1840s and, after a long history including gaining local heritage status in 2007, closed in 2022.
Meanwhile, SCAP also greenlit a residential plan by SMFA for 262-268 Waymouth Street, currently an office and mechanics workshop.
The 15-storey project comprises 50 apartments of one and two bedrooms on levels 2 to 14 atop ground and first floor retail and restaurants.
SMFA applied to develop the residential project in July last year in a development application from URPS.
There is a single-level local heritage listed building on the site, which will be partially conserved and adapted into the development
