Melbourne developer Adam Coff has designed his ideal home—and plans to build 16 more in a $46-million development at Prahran that this week won planning approval.
Coff to secured the rare infill site 200m from the High Street’s retail and transport, 6km southwest of Melbourne’s CBD for $9 million.
The 2200sq m site at 113-115 Chomley Street is currently a Heritage Care aged care facility.
The Coff Property managing director negotiated the deal off-market with a 12-month settlement, paying less than $4000 per square metre.
The $46-million development received planning approval from the City of Stonnington seven months after plans were filed.
Those plans comprises 17 three-bedroom townhouses ranging from 155 to 209 square metres.
Coff’s personal preferences shaped much of the development’s design.
“Being able to create an environment where people can feel comfortable is something I’m passionate about,” Coff told The Urban Developer.
The residences include practical featues such as laundry chutes from upper floors to ground-level laundries, a feature Coff said was inspired by his own needs.
Designed by Cera Stribley architects, the townhouses feature 3m-high ceilings, private gardens and rooftop terraces.
The development incorporates such sustainability features as all-electric systems and solar power, and brick construction up to the second level transitioning to lightweight materials for the top floor.
The project offers four different product configurations across north and south-facing orientations, targeting various market segments.
Other features include CCTV and keyless entry, lifts in the larger units, and 34 car spaces for residents.
Coff Property has also acquired 25 Sandham Street at Elsternwick, an 1800sq m site where they plan to develop another residential project, this one with an expected end value of $26 million.
While early planning is under way, the number of residences has not been finalised.
In September, the developer received approval for its first major development—a five-story mixed-use project next to the historic Collingwood Town Hall at Abbottsford.
The company partnered with Monark Property Partners, backed by the Liberman family, for both residential projects’ financing and development.
Construction on the Prahan project is scheduled to begin in mid-2025 ahead of completion by December, 2026. Sales will launch in April.
Coff Property said it was currently in discussions with builders.
