An eight-storey mixed-use development has been proposed for the sought-after Melbourne suburb of Collingwood.
If approved, the development by Pacasa would comprise 17 apartments, including a mix of one and two-bedroom homes, however, the majority, 13 in all, will be three bedrooms.
The development has been proposed for a 453sq m site at 40-44 Smith Street.
There will be ground floor retail space for two tenancies, as well as space for 27 car parking spots, and a communal roof garden.
The existing building at 44 Smith Street would be demolished, but the facades of 40 and 42 Smith Street retained.
The designs comprise a two-storey podium to Smith Street. The architects said that a mid-block approach “has been successfully adopted in other parts of Yarra”. The proposal is now open for comment.
The inner-Melbourne suburb of Collingwood is 3km north-east of the CBD.
Architects Freadman White said that its plans for the development, which is predited to cost $5.5 million, take into consideration “the unique location and is a blended response to the diverse interfaces and direct adjacencies this site has to offer”.
Earlier this year a proposal for the site next door to the Pacasa site, 46-48 Smith Street, was the subject of a VCAT tribunal hearing after Yarra City Council rejected the application.
The council argued that the height, scale and mass of the proposed building were not consistent with the existing character of the neighbourhood.
Developers Three Towers Group successfully appeaked were granted approval in June.
