“With the surrounding residential estates developed some years earlier, the area has matured to a point where there’s high level of demand for a range of commercial facilities,” Melhem said.

“As an example, we could see a childcare centre being developed due to the high population of young families, as well as a few specialty shops with ample space for parking.

“But this site isn’t limited by anything, so a developer can really implement their own vision here.”

Melhem said significant premiums had been achieved on Tulliallan estate, “The natural beauty of the area including the heritage listed rows of elm trees really set the project apart,” he said.

“This has now been preserved as open space and is in close proximity to the site.”

“There’s a surge of residential developments due to be completed over the coming 12 to 18 months so the area is certainly set to continue to grow,” he said.

Melhem said the development site has attracted significant interest, with some childcare providers among the flood of enquiries received within the first week.
