Plans for a luxury shoptop apartment block have been revealed for an ever-popular Sydney beachside suburb.
The five-storey residential building proposed for 8 Ormond Gardens at Coogee, 10km south-east of the CBD, would comprise five full-floor apartments.
PBD Architects has designing the project, the plans of which are now before the Randwick City Council.
Patchy Properties is listed as the applicant, which also has an affordable housing component.
The Coogee plans show a pair of two-bedroom units, one of which will be affordable, while the remaining apartments will each be three bedrooms.
There will also be eight basement-level carparking spaces on the block, which would overlook a park. Coogee Beach is about 250m to the east.
The properties at Ormond Gardens include “outdated” and “under-developed” two-storey residential flat buildings, according to the development application.
The project would take advantage of the infill affordable policy changes introduced by the NSW Government in December 2023, which have largely been the province of much larger developers such as Deicorp, but allows it to have an uplift bonus.
Sydney luxury projects have been the most feasible in recent years as developers struggle to make projects stack up.
A plethora of high-end developments have been filed this year in such areas as Lindfield and the Northern Beaches, while Orosi Developments’ Rose Bay 50-apartment project is anothe prime example.
