A 170-apartment seniors development just south of the Sydney CBD have been unveiled as part of the next venture for Corio Group.
The independent living units and 34-bed residential-care facility would be built across six buildings up to eight storeys at 22-40 Rosebery and 108 Dalmeny avenues, Rosebery, 6km south of the CBD.
Corio Projects, led by Bentley Cottle and Peter McCabe, is behind the plans now on NSW State Significant exhibition.
The project follows the group’s four Broadlands resort-style land-lease seniors-living communities at the Central Coast, Tamworth, Muswellbrook and Harrington.
The higher-density Rosebery project has an estimated $170-million cost to a design by competition winners Jackson Teece and Aileen Sage Architects.
The 9855sq m site covers two allotments within the North Rosebery Precinct in the broader Green Square Urban Renewal area.
There is also a cafe, dining area, salon, gym, indoor pool, consultation rooms, central courtyard, 192 parking spaces and through-site link as part of the plans.
The development would replace light industrial buildings that cover the square block that has 109m of frontage on each roadway.
The plans had been in the works since 2015 when the applicant asked the City of Sydney council to amend planning controls for the area.
The former industrial area is undergoing major transformation, including a 2440sq m site purchased by City West Housing in May that is earmarked for 150 affordable rental apartments.
Deicorp is also working on plans to build 580 apartments at Joynton Avenue at Zetland across five buildings designed by multiple architects and announced in April.
