A new boutique commercial development in Sydney’s inner southern suburb of Waterloo has been gaining traction in the tightly held strata office market.
Danks & Bourke is a futuristic looking office and retail building targeted a small to medium sized businesses seeking creative spaces in the emerging artistic precinct.
Tony Owen Partners-designed building features 4,000 square metres of strata office space over two levels, an internal arcade, a 1,500sqm Aldi supermarket on the ground floor, five specialty stores along Bourke Street, and cafes on Danks and Phillip Streets.
On the two upper levels are strata suites which offer versatile modular pods with glass walls at the front and rear, polished concrete floors and private furnished balconies.
The vibrant café and retail precinct on the ground floor extends the working environment to the street levels.
The development team have targeted smaller businesses by offering shared common facilities including lounges and meeting rooms, avoiding the need for future tenants to invest in full facilities.
An internal central glass void provides natural light to common lounge areas with avant-garde sculptures, space age metallic surfaces, frosted glass walkways and twin tangerine glass conference rooms contributing to a unique sense of space.
“The building suits people in creative professions who benefit from a stimulating environment and a more casual working style,” said Mr Owen.

Owen is at the forefront of what he calls ‘liquid architecture’ – digital technology that allows complex geometric forms to be realised. According to Owen, this can be achieved as affordably as traditional design and, more importantly, can be demonstrated to clients and councils.
