Deluca Corporation is adding 70 apartments to a retail hub in north Brisbane after winning approval for the scheme from Economic Development Queensland.
Approved is an eight-storey apartment building, Stage 2 of the Village Heart development at the former QUT Campus at 502 Beams Road, Carseldine.
It is part of EDQ’s 15ha masterplanned Carseldine Village precinct that includes terrace homes, an aged-care facility and childcare on the site near the Carseldine Railway Station.
The builder-developer’s latest stage comprises a mix of two-bedroom apartments and ground-floor retail under plans designed by Architectus and Conrad Gargett.
Changes to the plans were filed in September, increasing the number of build-to-sell apartments and reducing affordable housing for the project that will rise at the corner with Plaza Parade.
Also amended was rooftop communal space as well as bigger balconies for each unit.
The Village Heart project comprises three stages; first the retail centre, second the apartment building now approved, and a second residential component as the third, which is expected to progress next year.
Deluca won approval for the $200-million retail component of the Village Heart in November and within months had 75 per cent pre-commitment from tenants.
Village Heart is the final stage of the broader Carseldine Village precinct that EDQ had been working on since 2009.
Once complete, the precinct will have 606 net-zero homes, as well as bushland, sports fields and playgrounds. The former university buildings have been retained for now.
Further along Plaza Parade, 152 apartments are being brought forward by St George Community Housing Limited under plans filed in September. They will be operated by Bric Housing.
