An estate of detached homes is planned for the growing western Sydney suburb of Austral.
GLN Planning submitted the application for the subdivision of the site to Liverpool City Council on behalf of DevCore Property Group.
It is under evaluation with Sydney South West Planning Panel after being lodged with the major planning panel last week.
The $31.6-million development would comprise 54 two-storey homes on the block at 280 Fifth Avenue, Austral.
DevCore’s plan would deliver a range of three to five-bedroom detached homes with single or double garages.
The plans for the new homes have been divide between New Living Homes, the western portion of the site, and Creation Homes, in the east.
The plans are on public exhibition under April 26.
The site is within the Austral and Leppington North Precincts, which form part of the NSW government’s South-West Growth Area.
These two areas will accommodate at least 17,350 homes once developed, according to the Liverpool City Council.
The precinct is about 37km south-west of the Sydney CBD and 10km west of the Liverpool regional centre.
The precincts are undergoing “significant transformation” from the historical rural and rural residential uses to urban purposes since rezoning in 2013, according to the application.
Austral, as part of the Liverpool area, is one of the fastest-growing areas and has been identified as Sydney’s ‘Third CBD’ with the council responsible for new land releases along with the NSW government.
