Darwin-based developer DCOH has filed plans for the latest stage of the largest subdivision in the territory.
The 21-stage development, about 13km from the Darwin CBD, is also the territory’s largest residential project and would “transform the Berrimah landscape”, DCOH managing director Shane Dignan said.
According to the developer, the Northcrest development, which has a 15-year lifespan, aims to deliver up to 2000 housing lots of various sizes to suit first home buyers, professionals, families and retirees.
So far, 300 houses have been built and another 200 lots are under construction. Stage 2B is being titled and sold.
The 168ha development will eventually deliver 935 lots across the estate’s southern precinct, including 909 residential lots, 24 open space, a community purpose favcility and a tourism-focussed commercial space.
Stage 7F of the project has now been filed with the NT Government and includes the subdivision of 11 lots for a total of 609 homes in a mix of one, two, three and four-bedroom apartments, and terrace houses.
As part of the development, territory construction company Sunbuild has been awarded the contract to build the Northern Land Council (NLC) Office Precinct at Northcrest, which should be completed by late 2025.
Works include a contemporary three-storey office building with two levels of underground carparking, transport terminal, warehouse, landscaped gardens with outdoor amenities and barbecue area.
The development aims to create a vibrant Secondary Activity Centre featuring medium-density, low-medium density, and high-density residential apartments on 21.5ha of open space, according to the developer.
Submitted plans include parkland featuring a war memorial, a childcare centre, commercial office buildings, a petrol station and car wash, a supermarket, senior living and residential apartments, a community tavern restaurant, and areas zoned for service commercial and light industrial uses.
Lots range from 420sq m to 1509sq m and will connect to reticulated water, sewer, electricity and telecommunications. Infrastructure development will also be a key component of the project.
The subdivision will have a road network and will be connected to public transport.
“The infrastructure headworks we’re putting in here for Territorians are not just for Northcrest, but for the surrounding areas such as Knuckey’s Lagoon and the old Berrimah Prison site, which enables a further 800 residential lots to be developed,” Dignan told local media NT News.
“So far, we’ve put in 30 to 40 million dollars of headworks, with more still to come, all at no cost to the taxpayer.”
DCOH engaged Darwin-based Cunnington Rosse to prepare, lodge and manage the development application for the Northcrest southern precinct project.
Cunnington Rosse director Gerard Rosse said the southern precinct would integrate with the existing Northcrest development and create a connected, vibrant community based on best-practice town planning.
It seems Darwin is heating up, with recent developments aiming to make it an APAC data capital and renewed plans filed with the Northern Territory Government for a 27-unit, three-storey development in the nearby suburb of Johnston.
