Industrial and residential company Lindsay Bennelong Developments’ final site at the $400 million Gore Hill estate on Sydney’s Lower North Shore has hit the market.
The 3,840sq m site has development approval for a 13,998 square metre designed and engineered data centre facility.
Lindsay Bennelong Developments acquired a permit for a four-level data centre with market leading power, fibre and connectivity.
Once constructed as a fully engineered data centre, the site is expected to sell in excess of $100 million.
Knight Frank’s Matthew Lee and Arland Domingo, in conjunction with GJS Property’s Chris Bailey.
Lee said the lot 3 Broadcast Way site is the only dedicated commercial precinct on the Lower North Shore capable of delivering a data centre with proximity to North Sydney and the Sydney CBD.
“We expect it will attract strong interest from owner-occupiers and tenants,” Lee said.
The Gore Hill estate is home to Fox Sports, ASX Data Centre and Chief Entertainment.
In August last year the developer offloaded a 1.25 hectare site in Sydney's north shore to data centre owners NextDC for $90 million.
The Department of Planning and Environment has recently unveiled a 20-year plan for the region, which includes a new metro station for Crows Nest as part of the Sydney Metro.
Construction will commence in the coming months with a completion date scheduled for 2020.
