Sydney developers have launched plans for a 14-storey mixed-use tower in North Sydney.
Urbis lodged the plans on behalf of 45 McLaren Pty Ltd, a vehicle of Pyrmont property development company Podia directors Michael Grassi, Stephen Dwight and Cameron Thomson.
The development, on the slope of 45 McLaren Street, will be 10 to 14 storeys and consist of 71 residential apartments.
The residential component will sit on a one to three-storey podium with five commercial and retail spaces and basement carpark.
The units will consist of 20 one-bedroom, 15 two-bedroom, 35 three-bedroom and a four-bedroom penthouse apartment.
Architects Bates Smart designed the building, which will replace a part-four, part-five storey 1960s residential building with 18 strata title units.
According to the development application, it is in “a state of disrepair and requires substantial upgrades and improvements”.
The site is to the north-west of the North Sydney CBD and within the northern end of the Ward Street Precinct, which is undergoing a period of urban renewal that is “set to transform the CBD and surrounds into a worldclass commercial destination, supported by a range of retail and residential uses”.
Surrounding developments include the $1-billion 28-storey Aqualand development at 168 Walker Street, which is under construction.
Further to the east is the Warringah Freeway, which has another development application by Cbus for a 28-storey tower subject to assessment at 173-179 Walker Street.
