Developers are forging ahead at a new Queensland regional city site 40km north-west of Brisbane with the first stages due to complete in the new year.
Stockland is the latest big name to launch lots at the 2900ha greenfields site, Waraba, revealing plans for a 2050-home development dubbed Rivermont.
The former Caboolture West region will eventually have 30,000 homes. It was declared as the Waraba Priority Development Area on August 2.
The city vision includes 970ha of green space, nine state primary schools, four secondary schools, and employment and business opportunities, all by 2041.
However, multiple developers are already working towards this goal including Lennium Group, AVID Property Group, Baycrown Property Group and Orchard Property Group.
Lennium Group development manager Ian Worthington sais the state government decision to declare Waraba Queensland’s 36th PDA was “a positive step towards enabling increased land supply under a process that commenced back in 2016”.
“While the approvals process to date has been managed by Moreton Bay Regional Council, a PDA should ensure there is a coordinated approach to future planning for all of Waraba,” Worthington said.
Lennium’s Lilywood Landings estate includes 705 lots along with parklands and walking trails. The first 150 lots sold within weeks.
Meanwhile Stockland’s masterplanned community on a 175ha parcel comprises homesites from 124sq m to 940sq m and includes a 15ha Stockland Halcyon over-50s community.
It is the ASX-listed group’s third masterplanned community in the Moreton Bay region after Newport and Kinma Valley.
Stockland submitted the development application for the Waraba community in September of 2020.
Stockland general manager Qld development David Laner said Waraba was one of South-East Queensland’s largest growth areas.
“Rivermont ... will contribute to Queensland’s urgent housing needs by providing more than 2000 homes,” Laner said.
“The community, named for the Caboolture River that flows through it and surrounding mountain views, will [include] a cafe, local convenience and childcare, all near the Morayfield Shopping Centre and the train station.”
