Prime development-ready sites in the Gold Coast’s CBDRobina near the emerging Greenheart Parklands will be in high demand from developers seeking to address strong demand from both the residential and commercial sectors in the popular central-city destination.
Robina Group has listed four adjoining sites at Lots 5-8 Stadium Drive for sale in the growing urban hub of Stadium Village, which includes the $160-million Cbus Super Stadium, Robina Hospital, Robina Train Station and Bus Interchange, Bond University Institute of Health & Sport, and the sold-out $170-million Vue Terrace Homes.
The sites, which individually range from 3436sq m to 4130sq m, offer a combined 1.44ha approved for up to 300 apartments or a significant commercial office and medical precinct or a combination of residential and commercial in a mixed-use development.
The sale campaign for Lots 5-8 comes at a time of high demand for residential property in Robina, with the adjoining Vue Terrace Homes currently having a nil vacancy rate, while office vacancy rates in CBDRobina also continue to trend downward due to strong demand for quality commercial accommodation.
It also comes as Gold Coast City prepares to start construction of the 22ha first stage of the major Greenheart Parklands, 100m from the Stadium Drive development sites.
The first stage of Greenheart will deliver two adventure play areas, a yoga lawn, café, water play area, barbecues, an events lawn and more.
CBRE Gold Coast managing director Mark Witheriff and associate director Daniel Doran with Colliers director of development sites Brendan Hogan and Gold Coast director-in-charge Steven King are marketing the lots via an expressions-of-interest campaign closing on April 12, 2022.
Witheriff said the campaign was timely given the scale of investment in CBDRobina, which was only set to grow with the significant upgrade of the Greenheart Parklands and construction of the Olympic Athlete’s Village for the 2032 Games.
“The location of the sites is ideal with the train and bus interchange and new TAFE Robina just 500m away while Robina Town Centre and Robina Hospital are an easy walk from the sites,” Witheriff said.
“The significant investment in infrastructure and development is also leading to strong jobs growth in the area.
“TAFE is already filling hundreds of positions for when it opens this year, including teaching, administration and food and beverage roles while the new 7000sq m QIC-developed office building is fully leased to the federal government and due for completion next year.
“In addition, hundreds more jobs are to be created by the recently announced $150-million Robina Private Hospital expansion, both during and following construction, and thousands during construction of the Olympic Athletes’ Village in the lead up to the 2032 Games.
“All of this infrastructure will fuel demand for medical services, commercial office spaces and residential accommodation in the area and these four shovel-ready sites are perfectly situated to take advantage of that demand.”
Hogan said they are anticipating strong levels of interest from Queensland and interstate developers given the demand, house price growth and plethora of existing and planned infrastructure in Robina.
“Astute developers looking to take immediate advantage of the current market upswing will see there is a sizable opportunity here to address the need for more medical services, commercial offices and residential accommodation in CBDRobina,” he said.
“With the sites available to purchase individually or in-one-line, and suited to a range of mixed uses, we’re expecting enquiries from a cross-section of medium-to-large developers across Australia, but in particular those active in south-east Queensland.”
