Plans that would add 148 apartments to south-west Sydney’s affordable housing stock have been resubmitted to the Liverpool City Council.
The revised $40.5-million proposal for Edmondson Park comprises two eight-storey buildings, each with its own basement and road access.
The site, 200 Croatia Avenue, spans 6275 square metres. The project would replace a single home with outbuildings.
Managed by Siva Projects and designed by Mosca Pserras Architects, the new plan includes significant adjustments made in response to council feedback.
The initial application, filed in early 2023, proposed a $28-million development with two six-storey buildings and 120 apartments.
But the council raised concerns over traffic flow and the need for improvements at the McFarlane Road intersection.
In response, the developer expanded the project, adding two storeys and 28 apartments to better meet council guidelines and enhance connectivity.
The developer said the new proposal aligned with Edmondson Park’s growth, aiming to provide diverse and sustainable housing options.
“This proposal will ensure the efficient and sustainable use of land through the provision of housing and construction of a key part of the street network,” the developers said.
“With a mix of apartment style and size, this proposal represents a means of providing high quality residential accommodation for people of all ages and family structure, including a significant proportion of affordable housing.
“This development will result in the provision of residential product that is both viable and needed in the locality within walking distance of the Edmondson Park Town Centre and its associated local services and future community and parkland facilities.”
The complex would also include such sustainability measures as high-efficiency air conditioning, energy-saving appliances, and water-saving fixtures.
Community amenities would include communal open spaces on ground and terrace levels.
The eight-storey buildings, which would be setback on the upper floors to reduce visual impact, will offer a mix of one, two, and three-bedroom units 550m from Edmondson Park train station and town centre.
