Developers of a knocked-back precinct in a Liverpool suburb are appealing against the refusal.
The Edmondson Park development was rejected in August by the Sydney Western Sydney Planning Panel, which said there was “insufficient information to support it” regarding issues such as solar access and general internal amenity.
According to BCI Central, the project at 225 Croatia Avenue is now heading to the NSW Land and Environment Court, although a court date is yet to be advised.
Plans by Rothelowman for Bathla Group were lodged in 2022 and included six residential and two shoptop apartment buildings as well as a three-storey childcare centre for 93 children.
There are 219 apartments in total, including 43 one, 96 two and the remainder three bedrooms.
Two basement levels would provide 304 residential carparking spaces.
The proposed development is unusual in that it will consist of larger two-storey, terrace-style apartments on the ground and first floors, according to the developer. Front and rear setbacks would offer private courtyards for these larger apartments.
In addition, the shoptop housing buildings will comprise five ground floor retail premises with a combined floor area of 615sq m of retail space.
The site is within the Edmondson Park precinct, which was rezoned in 2008 to allow for a mix of residential, business and special uses. The aim is to deliver capacity for about 8200 new homes for more than 25,000 residents. The suburb is 32km south-west of the Sydney CBD.
Developers including Landcom are involved in the area, revitalising land previously used by the Australian Army.
Bathla Group has a keen interest in the area with plans for a tranche of 600 apartments planned for a site down the road, at 164 Croatia Avenue, which is launched last year.
