EPC Pacific has filed plans for the first stage of its office precinct project, Cremorne Gateway, at Cremorne in Melbourne’s CBD fringe.
The 7064sq m site at 658 Church Street is bordered by Daly Street on the northern side and has existing buildings.
The project’s first stage will demolish one building at the rear of the site and retain the buildings with frontages on to Church Street till the second and third stages.
The plans for the first stage were decided via a design competition in 2020 with Denton Corker Marshall selected.
The cost of development is about $76 million.
The first stage will have a stepped and terraced 13-storey 51.2m-tall tower facing the Yarra River with the top two towers set aside for plant facilities.
Levels one to 10 will have office space while the ground floor will have four food and beverage tenancies.
There will be two basement levels with 142 carparking spaces with another 29 parking spaces on the ground floor.
There will also be 174 bicycle parking spaces and four motorcycle parking spaces.
The design will incorporate a 50 per cent glazing-to-wall ratio and aim for a 5-Star Green Star and 5.5-Star NABERS ratings.
The site is located near the MCG, Monash Freeway, the Yarra Trail and the East Richmond, Richmond and South Yarra train stations with access to the 78 tram.
It is also near the McConchie Reserve and Barkley Gardens.
The total gross floor area for the project is 25,625sq m with an office gross floor area of 16,375sq m and a total net lettable area of 13,562 square metres.
EPC Pacific’s other projects include the Australian Taxation Offices in Dandenong in Melbourne and in Adelaide, 158 City Road in Southbank, and the 177-unit apartment project Hampton Quarter.
