ESR Plots $170m Sydney Aerotropolis Warehouse Estate

A former Western Sydney bamboo plantation becomes part of Badgerys Creek’s industrial future as plans for a $170-million development are filed. The 17ha site at 85 Martin Road contains farm dams and was previously used for agriculture. It was acquired in 2023 by ESR Australia, which plans to turn it into a warehouse precinct to be known as the Badgerys Creek Industry Park. The state significant development application, now on exhibition, has an estimated development cost of $170.3 million. In its application, ESR outlined the development of the “state-of-the-art” precinct of four warehouses with ancillary offices, communal areas and landscaping. The estate would be delivered in two stages. The first comprising three warehouses would have 61,404sq m total of gross lettable area (GLA), as well as parking for 294 cars. The largest of the first tranche is warehouse 1 with 20,784sq m of GLA. The fourth warehouse would have 29,491 GLA, and onsite parking for 134 cars. The environmental impact statement from Urbis said that the development would provide “critical employment floorspace to generate economic activity to support the growth of the Aerotropolis” and support 290 jobs when in operation. ▲ SBA Architects is designing the Badgerys Creek Industry Park. The site, 53km west of Sydney CBD, is in “a highly accessible location” with access to Elizabeth Drive to the north and Bradfield City Centre to the south. The planned Badgerys Creek Industry Park is described as “critical to ESR’s growth in NSW”. It would have solar arrays in an embedded network, deep soil zones to “contribute toward a healthy blue-green grid” and tree canopy cover, the application said. ▲ Rendering of Badgerys Creek Industry Park ancillary offices. The site is surrounded by other industrial projects aiming to take advantage of the new Western Sydney International Airport that will open next year. Projects under way in the area include the DHL Logistics facility, building 2 of the Advanced Manufacturing Research Facility , and Altis’s warehouse estate. There is also a $1.2 billion Aldi warehouse at 475 Badgerys Creek Road and the Western Sydney Airport Business Park and new Bradfield City Centre projects. Elsewhere in Sydney, Logos has been approved for a $166-million multi-level warehouse at 297 King Street, Mascot. Logos wants to capitalise on its site near Sydney Airport with the facility offering 31,266sq m of gross floor area. A Qantas pilot training centre previously approved for the site was scrapped in 2020 after a stoush between the NSW Government and the airline when the government decided to build part of the Sydney Gateway project through the site.
