ESR’s $268m Sydney Warehouse Wins Green Light

Milperra ESR Developments warehouse

Industrial property giant ESR Developments has won approval for one of Sydney’s largest industrial projects of recent years.

The $268.78-million multi-level warehouse and distribution centre planned 270-286 Horsley Road at Milperra was approved as a State Significant Development due to its strong economic prospects and strategic location.

The development for the 77,108sq m site comprises 12 warehouse tenancies across two levels, office space, a cafe, and extensive parking and landscaping.

The facility was designed to operate non-stop to support Sydney’s growing logistics sector, the filed plans said.

According to the Environmental Impact Statement prepared by Ethos Urban, the Milperra industrial area is an important employment hub in Sydney’s southwest.

It said the area would continue as an industrial zone while expanding into advanced manufacturing, freight and logistics.

The site is 2.2km from the M5 Motorway and has access to Sydney Airport, Port Botany and the wider freight network.

The developer expected the project to deliver a major economic boost to the region, creating hundreds of jobs and expanding Sydney’s industrial capacity.

“The proposal will provide significant employment outcomes with an estimated 873 construction jobs and 695 operational jobs [and] is likely to result in significant positive economic benefits, including the provision of additional industrial and employment floor space, that will support demand for warehousing and industrial facilities in this part of Sydney,” Ethos Urban said.

Sustainability measures include planting 318 trees and high-quality design elements to minimise visual and environmental impact.

Community concerns regarding traffic and noise—particularly from nearby Mount St Joseph Catholic College—were addressed in the approval process, with conditions imposed to mitigate disruptions.

Construction is due to begin this year and completion is expected in 2027.
