Developer Lodges Plans at $2.9bn Health Precinct

Developer Evans Long has lodged plans for an A-grade specialist medical building at the Queensland government’s $2.9 billion masterplanned health and knowledge precinct at the Gold Coast.

The health developer says it is targeting to kick off construction on the $80 million building in early 2021, which will be constructed by its building arm, Evans Built.

The development application has been lodged with Economic Development Queensland, and sits within the Queensland Government's 9.5-hectare Gold Coast Health and Knowledge Precinct development, known as Lumina, part of the 2018 former Commonwealth Games Athletes Village.

After securing the site in May this year, Evans Long is the first private commercial developer to join the Gold Coast precinct since the Queensland government received handover of the land.

EDQ, landowner and master developer, is facilitating the development of Lumina’s 9.5 hectares of land over the next 10 to 15 years.

Plans for the new Proxima building, designed by PDT, will stand eight levels high and comprise more than 11,500sq m of floor space, a 200 place childcare centre, and is targeting medical and health services focussing on childhood development.

Evans Long director Dirk Long says the project will generate up to 900 new health and teaching jobs.

"We are currently finalising negotiations with several tenants, with approximately 40 per cent of the building pre-committed, and are also in final lease negotiations with an operator for the childcare centre,” Long said.

Last month, the Queensland government launched a new development site within the Gold Coast Health and Knowledge Precinct to market, with plans to attract a developer, or business with experience in the health, knowledge, research or technology space.

CBRE and Clark Property Partners, on behalf of the state government are managing the sale of the parcel 2E, within the 9.5-hectare Lumina development.

In Brisbane, Silverstone Developments has plans for a purpose-built nine-storey medical facility in the CBD fringe suburb of Spring Hill at 525 Boundary Street.

While last month, developer Gansons lodged plans for a four-tower medical precinct on a 12,611sq m site, located between 12 and 18 Thompson Street, in Bowen Hills.
