Finbar's proposed plans for a 19-storey residential tower in Belmont, Perth.

A WA-based developer has filed plans for a $39-million, 19-storey residential tower in in Perth.

The project plans for Lot 1000 Rivervale at 32 Riversdale Road, Belmont were submitted to the Western Australian Planning Commission through the State Development Assessment Unit process.

The plot ratio limits for the site are between 1.25 to 2.00 with a maximum area of 8138 square metres.

However, the application by Finbar has proposed a site ratio of 2.48 with a maximum area of 10,107 square metres.

The plans by SS Chang show 143 apartments with 34 one, 106 two and three three-bedroom apartments.

There will be three basement levels with 169 carparking bays, 11 scooter parking bays, 143 residential bicycle storage spaces, 18 residential visitor bicycle storage spaces and kayak storage.

The ground floor will have a pool, pool deck, gym, dining room with kitchen, cabana and outdoor bar, gazebo, veggie garden, steam room, games room and lounge.

The rooftop will have solar panels, water tanks, cabana, bar and garden.

Finbar has had a history of developing residential projects across Perth’s city suburbs from Rivervale to East Perth, South Perth, Applecross and Dianella.

They have also developed projects in Mandurah and a number of other regional centres.

Its most recent project, the Garden Towers on Hay Street in East Perth, comprises 331 apartments across two towers, a podium with units up to level 25 and rooftop amenities on level 36.

Also in Belmont, construction is under way on The Point, another residential project in Rivervale, which is due for completion in early 2024.
