The preferred development partner for a precinct of more than 800 homes in inner Melbourne has been selected by the Victorian Government.
The contracts are being finalised with the developer for more than 70 per cent of the homes across the 3.9ha Fitzroy Gasworks site. The partner would be revealed “in the coming months”, the Government said.
Once in place, design work will begin in earnest before planning approvals are sought for the block at 433 Smith Street, Fitzroy Wurundjeri Woi Wurrung Country.
The original plan was approved in 2022 and a Registration of Interest for development partners opened that same year.
This plan includes 1200 apartments with 20 per cent affordable housing, a 650-student high school, sports centre and parkland.
As well, the old gasworks’ Valve House and Porter Iron Store is being retained, an accessible tram stop added at Smith Street and substantial carparking created.
The transformation is already under way, with students enrolled at the Wurun Senior Campus and the new Bundha Sports Centre close to completion.
Development Victoria group head of precincts Niall Cunningham said transforming the site was a significant development opportunity.
“Fitzroy Gasworks will set a new benchmark for urban renewal and affordable and sustainable living in one of Melbourne’s most historic and established suburbs,” Cunningham said.
The development was anticipated to reflect the character of Fitzroy and provide diverse public spaces to enjoy with urban greening and vertical and roof top vegetation.
The homes planned for the site would be delivered in stages and completion is targeted for late 2028.
