Scaled back plans for an eight-storey apartment tower have been lodged with the Brisbane City Council to include future-proofing technology.
Frank Developments is delivering the project in partnership with Epoca Property Group at 33 Wyandra Street at Teneriffe, to be called Ducale.
It comes hot on the heels of Maison on Moray Street at New Farm, which Frank Developments partnered with Graya on.
The BYculprit-designed tower has been scaled back from 37 to 26 apartments in a shift to a more family and future-focused design, according to Frank Developments managing director Frank Licastro.
“We’re always looking to future-proof our developments and understand how sustainability, technology and lifestyle will influence the way we live in years to come,” Licastro told The Urban Developer.
“Drone delivery technology is rapidly advancing, and trials are under way in Brisbane, Canberra and elsewhere around the world.
“At Ducale, we’ve provided a future operable drone landing pad on the rooftop, separate to the pool and amenities, should residents wish to utilise this in the future.”
Licastro said the market in Teneriffe was focused on owner occupiers, and the revised development would include double-storey four bedroom apartments that were more suitable for families.
“There’s not really an offering like this for the double storey apartment living … they’re podium townhomes,” he said.
“We experienced firsthand, with our Maison development in New Farm, the unmet demand for large, family-sized apartments in inner-city suburbs, and Teneriffe is in particularly low supply.
“With this in mind we have created five double-storey, family-sized apartments with three-bedrooms, two living areas, and two outdoor entertaining areas.
“The revised plans were future thinking on how things will be, moving forward, how we live our lives.”
The building will also include communal fast EV charging stations, e-bike and e-scooter chargers and capacity for individual apartment owners to fit out their own car parks with charging technology.
And it is this future focus and the pared back, slender design of the tower that Licastro says will set Ducale apart from the pack in this development hot spot.
BYculpriit co-founder Luke Henderson said the architectural palette takes its cues from the colour and textures of Brisbane vernacular and the river, merging Italian heritage with lush landscaping.
“Ducale’s slender vertical form rests lightly on the urban streetscape deviating from the typical podium style architecture and establishes a more graceful architectural outcome,” Henderson said.
Rooftop amenities include a swimming pool and poolside cabanas, dining room, gym and landscaped outdoor entertaining and barbecue area, all capturing expansive views of the Brisbane River, City and Teneriffe Hill.
The penthouse and sub-penthouse both feature four bedrooms, 3.5 bathrooms and large living and dining areas with sweeping city and river views.
The three ground floor apartments feature two-bedrooms, 2.5 bathrooms and their own private plunge pool.
Registrations have opened and Licastro said they were hoping to take the product to market early next year.
