GemLife chief executive Adrian Puljich has plans to create a $500-million land lease community pipeline, starting with four sites in Queensland.
The new over-50s venture, Aliria, would be solely owned and directed by Puljich who has filed development applications for projects totalling 1004 homes, with the first planned for Rockhampton.
That community would feature 57 duplex homes, along with a community clubhouse, pool and pickleball court, within the central Queensland city’s suburban footprint.
Early site works in Rockhampton, about 640km north of Brisbane, are expected to start in the next few months.
Aliria will eventually sit under an umbrella of companies that includes GemLife and Living Gems.
The land lease communities planned for the other three sites—at Bundaberg, Toowoomba, and Kilcoy—are all anticipated to launch by late 2025 while four sites in NSW and Victoria are also in the works.
Puljich said Aliria would deliver more choice for Australia’s rapidly growing over-50s population, with a mix of boutique communities on infill sites, vertical and greenfield masterplanned resorts.
“We’ve been building Aliria’s portfolio in some of Queensland’s most desirable and undersupplied markets over the past 12 months,” Puljich said.
“The new brand will deliver innovative housing choice, including boutique communities in established towns and suburbs, which are a first in the land lease sector.”
These boutique developments would feature 50 to 90 homes and bring much-needed downsizer housing to key infill areas, Puljich said.
“The regional locations, close to existing homes and amenities, allows more over-50s to stay in their neighbourhoods.
“We’re also working on a sophisticated model to support the evolving needs of our residents as they age, assisting them to remain in our communities as long as they choose.”
